In the first part of this article, I’ve made an introduction or so on how-to-become successful in the world of a real estate investor agent with the help of some essential tips to reach the desired target of your career. It includes the citation of the tips without providing further details.

In this second part, however, I will be discussing those simple and easy tips and methods to apply when working in this domain to warrant a good strategy for satisfying long-lasting revenues... So let’s dive in detail into those easy-to-follow tips that you might need to boost your strategy and as a result enhance your income.

In the previous article, we learned that “the first thing to look at in a property is to make sure to focus on areas that are currently growing or have a certain growth potential; because the last thing you want to invest in is a property that’s not going to increase in value over time”.

Another important thing that you need to work on is to get yourself acknowledgeable by using some helpful and development tips.


1- Promote with Classified Ads

The Classified Advertisement in the most acclaimed newspaper in your local market is by far the most massive producer of leads for real estate investment previously specified. Even though it is costly and there are moments it does not generate phone calls but if you want to continue in the real estate investing business world place your ad in there and forget it!

Consider running it a year-long on daily basis to continuously remind everyone that you are a professional realtor and you purchase real estate in their area/region.

Think of it as a side payment to perform your business; You may spend about $350.00 monthly for just a 4 lines ad in the commercial range.

“However, putting many classified ads for a period of couple weeks and then discontinuing them from appearing only during the weekends, is not a good marketing strategy!’ says Penman, a former real estate investor.

REAL ESTATE MARKETING SIMPLY DOES NOT WORK LIKE THIS; You should put your ad in the paper and leave it there” the expert adds. You will surely see benefits after you finish your first deal. Don’t be worried because there are real estate investors ads from many other agents also in there. Learn that they are there because they are getting results, responses, and thus leads. Just be sure to always answer your cell phone and keep it on all the time otherwise you'll be wasting your money.


A common mistake that almost of agents do, is by using an answering machine to auto-reply the calls; This is significantly disappointing for somebody who needs a solution to its problem right away. They want to speak to a human being instead of an AI system or a robot to listen to their worries about their home and to comfort them on what to do; The device won't do that, of course.

“Another important parameter of this method, that you need to work on a little bit: WHAT TO PUT IN THE ADVERTISING? I have tried various options and the one I am using now had shown magnificent results for over 4 years so far” explain Penman.

“My ad consists of a slogan with fewer significant words that hit directly the target:

As soon as you have your classified advertising ready and running, then you should start working on your other marketing strategies right away. If you only go through one idea per week, within less than a month or 60 days you will have a significantly powerful real estate purchasing process.

2- Advertise in "Freebie" Publications too!

You might also run advertisements in the “giveaway” reserved in some local papers or freebie publications in your place or region where you want to target your real estate investment deals. 

We need to run both a column ad and a related presentation and spend about $175.00 or so monthly for running these commercials. They will effectively “engage” the seller to convert into a lead as soon as possible.
  • Remember that these advertisers are usually open to negotiating terms on your tariffs and you will probably get a more convenient offer if you consider a longer advertising arrangement.

3- Use Bandit Signs or Road Signs as well!

At an average cost of less than 4.00 US $ per unit, Bandit Signs are one of the greatest real estate marketing and advertising tools available.

They are some of the best lead-generating methods around for years ago. After organizing your marketing plan, you have to put some bunch at specific places outside. Don't use them excessively or that often: Just your need.

You might place a half dozen or so for one month's evaluation and then you modify the emplacement accordingly.

As for where to find a good manufacturer for signs in your region, a great way is to Google the internet for the “best-discounted bandit signs deals” and the relevant addresses will instantly show up. The preferable dimension to request is the (18x 24) cms and the best position to fix them is on the high traffic crossings around the town you wish to purchase properties in.

Also, position a sign in the front yard directly after purchasing the property.

Use wooden pegs because they do not fold or bend like the wire ones, in addition, they are less expensive and you can find any sized stick of wood or the desired quantity at your local hardware store for a really good value. The key is to get long lengths and trim them down to fit. 

You can use screws to join them together.


On the other hand, there are many options for the wording or slogan the sign can hold. Be aware that traffic will be moving so you have to keep your message short and simple so it can be read. Additionally, your telephone number must be enough big, large, and easy to read.

You need to have some contrast for more readability of the letters, so a white sign with dark blue or red letters usually is the best match. Some others prefer black letters on a yellow background or black on orange... and so on. Again, I’d rather say it is how you are marketing the right way that counts, whether what wording you are using or how you say it, or the color used to display it.

Be sure to have the sign advertisement content identical to your paper ad for credibility reasons. 

Another important thing to consider: When dealing with bandit signs, be sure to follow the local laws concerning them. In some areas or countries, they are allowed but unfortunately in others, they are not. So be careful and don’t play against the rules and make sure your status is 100% legal.

4- Car Magnetics

Magnetics is one of those things that you buy it once but will use for a long period. Generally, it can cost about 75.00 US $ for a standard size, colors are optional. (See Figure beside)

It varies by size and type: Mounted on the sides of the door, or on the rooftop.
  • This position requires a double-side standing display.
You can choose your favorite vehicle type (including small vans for transporting passengers) depending on the car you want to use for promoting your ads, whether it is a hatchback, sedan, or else. However, they can display the following slogans:

WE BUY HOUSES! FA$T CA$H XXX-XXX-XXXX or SELL YOUR HOME FAST! WE PAY CA$H XXX-XXX-XXXX

With your phone number widely displayed, you will probably get noticed by signs manufacturers and receive several offers from them; Choose what is the best for you. Don’t forget the back of your car/truck; This is the best location where people have more chances to read the message when they are driving behind you.

5- Flyers on Public Bulletin Board Postings

Making nice-looking Flyers and having them pinned over a Bulletin Board Posting is another cheap way to let the world recognize that you are a real estate investor buying property, foreclosures, or distressed properties. Practically, you can just create a flyer in less than 2 minutes with any of those simple-to-use and free online graphics-making software sites telling people how to get in touch with you.

I can refer you to canva.com which has plenty of nice templates all ready to use and customize for your needs. Try it now: It only requires a few skills and you are done with a nice informative flyer!

Make copies for a few cents per piece and you have some inexpensive real estate marketing and advertising. It is that simple! Then place these copies on every bulletin board in your town or region you would like to target. Protect them by placing some of them in those plastic sheet shielders so the rain won't damage them and put them out of service. While not as notable as the bandit signs, putting them in specific places still can attract some phone calls.

Always remember to carry some with you in your car to put them up wherever to stop at a grocery store or major shops or even malls and everywhere you might find necessary. Here is a list of some other places to place them:


— Cars laundromats
— Gas and Diesel stations,
— Inside of public telephone kiosks.
— On the counter of any business organization that will let you place them.
— Public Local Governmental Offices Bulletin board, after asking permission to do so of course.
— Bulletin boards at any local or major money transfer agents (lots of traffic)
— Grocery stores bulletin boards
— Employment centers and Health care centers Bulletin boards. 

These are just a few suggestions and examples; Any place that will allow you to place one or more of your flyers is always a good try. However, don’t misuse them and dispense them moderately.

6- Imprinted and/or Promotional Items, Gadgets

These customized items made under request are some of my favorites and the most exciting because they label your commercial brand on them. Although they are not the top generators of leads or the less costly, they will surely push your sales away from the standard investor.

Here are some of the most popular items used:

• SWISS KNIVES. They are in fact key chains imprinted with your commercial slogan. (See suggestion earlier) These elegant tiny knives can be worn without awareness of being outdated or inappropriate. Be sure that if you gift somebody one of these they will stick to it and if they consider selling in the future, they will think of you. They cost about 1.75 US $ each, depending on the options that you can get.

• KEY CHAINS. They can be in the shape of a house or else and offered to all your buyers with the keys of their new home attached to them; This is a great idea indeed, especially if they only cost about $ 0. 25 cents per piece or less, and have your message engraved on them too.

• PENS. These are the most practical and functional tools at any time of the day. Whenever you have to sign a sales receipt or other documents, accidentally leave your pen on the table. It is unbelievable how many calls that can convert to leads you can get off of these gadgets. Always hold a spare piece with you to gift away. You could have multiple versions of what is imprinted on the pen, such as WE BUY HOMES! FA$T CA$H or SELL YOUR HOME FAST! WE PAY CA$H, etc... Cost is around 0.26 US $ cents/ piece.

COIN HOLDERS, ORGANIZERS, AGENDAS, SMALL NOTEBOOKS with or without sun-powering CALCULATORS, MUGS, and COOLERS, FABRIC BAGS, STRESS BALLS, etc... and hundreds of other interesting ideas to attract and engage people in your business.

Set out all or some of these promotional items everywhere, unless it is not allowed to do so. There are much of places where you can show your collection; Such as on top of gas pumps, over displays in grocery stores, malls, or else. (Refer to the previous section #5 for a complete list of places to put your advertising items)

At the end of this section, think of it that way: If you give away 100 pens, about 50 knives, and 50 other agendas a month, that is only a total of a little more than 100 US$ per month. Which is still considered cheap advertising compared to other methods. Plus, with the money you can make from a real estate deal, it is a 'NO COST' marketing strategy anyway!

You can get any of these various advertising gadgets from any major promotion marketing manufacturer and with great offers for your first order. Also, you can find many companies online offering such services, by searching the Web for addresses in your area.


7- Business Cards

Business Cards are considered to be the classic tool ever that never dies, to promote your occupation and get your first professional deals. Therefore, you should order your business cards by the 1000s at least.

There are a lot of great addresses online that can print up and deliver nice —and the most important thing, cheap— cards for you. Some of those are specialized in the real estate industry too. As I already said, they are somehow inexpensive; For example, for about $50.00 you can have an offer of 2000 good quality cards.

Leave them everywhere you possibly can, such as on the street Payphones in your area, on restaurant tables, etc... Try to spend around 70 to 80 a week out. However, the card doesn't have to be luxurious or fancy, just the simpler is the better.

The perfect sample is a bright yellow for the background with blue or black bold letters with the following wording:

WE BUY HOUSES Foreclosure? Need Repairs? Bad Residents? Due To Travel? CASH IN 48 HOURS! OFFERS MADE ON ALL CALLS! XXX-XXX-XXXX or whatever in a similar meaning.

8- Clothing

There is no comparison to clothing for promoting your brand. You may choose GOLF SHIRTS or OXFORD DRESS SHIRTS with your logo imprinted on them. HATS or CAPS are the most popular as well. So firstly, you have to have a logo design that reflects your business domain.

There's plenty of free Logo Maker software online that will help you design a logo the way you want. Try using the Free Logo Design platform or else, for its easy-to-use tools. In principle, there is no charge for setup, unless you ordered some other products.

Generally, clothing is a motivating and simulator tool that moves your advertising campaign to the next level and people will surely acknowledge your business and your brand. They look nice and provide a nice image for your trade.

9- Other Effective Advertising Tools

There are many other forms of advertising, such as billboards, hard paper door hangers, yellow pages, television, and radio advertisements. But the most important thing about any tool you choose is that it generates calls!
